Why Are There No Properties Advertised To My Band?
We have a banding quota to ensure that properties are advertised between the bands but still ensure that the majority of properties are prioritised to applicants in the greatest housing needs in 'Band A' and 'Band B'.
We review the banding quota on a quarterly basis. This year the banding quota is:
'Band A' – 40% of properties
'Band B' – 35% of properties
'Band C' – 15% of properties
'Band D' – 10% of properties
'Band E' – 0% properties
All Independent Living and Sheltered properties are prioritised to applicants in the greatest housing need so applicants will be shortlisted from 'Band A' to 'Band E'.
Applicants in 'Band E' can still be successful on properties advertised, but this will usually only be flats.
Are All Social Housing Properties Advertised On The Website?
No.
Highly adapted properties owned by Lancaster City Council will usually be offered to a household with matching needs and will not usually be advertised on the website. These properties may be assessed by an occupational therapist, who will assess their suitability before a formal offer is made.
Management lets and direct offers: These will be when we need to use a property for specific management purpose and the qualifying applicant will normally receive one reasonable offer of accommodation. There are some social housing providers that advertise 50% of their properties in the district through their own website and through other websites such as Right Move and Zoopla and you can apply directly to them.

A Property Near Me Has Been Let And It Wasn’t On The Ideal Choice Homes Website, Why?

I Know A Property That Is Coming In As Void, When Will It Be Advertised?
We cannot give our information in relation to a specific property. There are circumstances when you may think a property is empty or will be coming void, when it is not.
All we can advise is that you check the Ideal Choice Homes website on a weekly basis to see what properties we are currently advertising and bid on any that you are interested in. We would not advise that you wait for a certain property as it may not be void or it may not be advertised.
