Communal Cleaning
Clean, well-maintained communal areas make a real difference to how safe and welcoming your home feels. Our cleaning contractors work regularly throughout Lancaster's housing blocks to keep shared spaces tidy and hygienic. From entrance halls and stairways to lift areas and communal windows, we make sure the spaces you share with neighbours are looked after properly.
Different blocks have different cleaning schedules depending on their needs - some are cleaned weekly, others monthly. Below you'll find details of when your block is cleaned and exactly what's included in each visit. When Is Your Block Cleaned?
Weekly Cleaning
- Blocks on Mainway, Peel House and Brunton's Warehouse are cleaned every week.
- Mainway blocks are cleaned on either Monday or Tuesday each week. Brunton's Warehouse and Peel House are cleaned on Tuesdays.
Monthly Cleaning
- All other blocks are cleaned once a month (for example, Hutton Grove is cleaned on a Wednesday during the third week of the month).
- To find out what day and which week of the month your block is cleaned, simply follow the link below and choose your area and estate.
Six-Monthly Window Cleaning
The following blocks have their communal windows cleaned every six months. These were last cleaned in November 2025.

What Gets Cleaned?
Our contractors clean all shared areas in your block, including:
- Communal entrances, exits, doors, door glass and door mats
- Communal floors, landings, hallways and external areas around entrances
- Communal stairs, including underneath staircases where applicable
- Communal windows that are within reach
- Communal walls, woodwork, ceilings, light fittings, sockets, skirting boards, ledges, switches and panels
Entrance Areas And Doors
- Door mats at communal entrances and exits are lifted (where possible), shaken out, swept or vacuumed, with all dirt removed from site. Mat wells are thoroughly swept and vacuumed to leave them clean and clear.
- All main and internal doors, porches, architraves and associated woodwork are washed down and wiped clean, including any glazed panels, framework and the like. This includes removing any graffiti. Cleaning includes frames, polishing all door plates and door furniture where fitted, and any glazing forming part of each door and adjacent glazed partitions. Glazing to main doors is cleaned internally and externally, and both faces of internal doors are cleaned.
- All intercom panels are cleaned and polished, taking care not to scratch or damage the surfaces or operation of the intercom.
- Scuff marks are removed from entrances, exits, doors and surrounding areas, including graffiti removal, taking care not to damage or degrade the surfaces.
Stairs, Landings And Floors
- All floor coverings and hard surfaces are swept, leaving them clean, litter free and free of any deposits, fouling, leaves and twigs. All dirt and fouling is placed into refuse sacks, sealed and removed from site.
- Hard floors are mopped using a clean mop with approved cleaning solution in water appropriate to the surface, including spot cleaning to remove stubborn marks. A final rinse of the area is provided either with a neutraliser or clean water.
- Soft floors and mats are vacuumed (or thoroughly brushed if vacuuming isn't possible) and left clean. Before vacuuming, all designated areas are litter picked and litter is removed from site in sealed refuse sacks.
- All skirtings, bases, thresholds and upstands associated with cleaned areas are washed and wiped clean.
- Handrails, balustrades and banisters are dusted or damp wiped.
Lifts
- All lifts are cleaned and deodorised as necessary, including washing down and wiping clean the internal and external faces of all landing doors, walls, architraves, surrounds and call plates. Any mirrors are cleaned, polished and left smear free using an approved cleaner. All lift door runners are kept clean and free of litter and debris.
Lighting And Electrical Fittings

All internal communal and external porch lights are checked, and any spent lamps are reported to us.

Light covers are cleaned inside and outside at six-monthly intervals, regardless of whether lamps need replacing.

Walls, light switches, power points and sockets are washed and then wiped dry with a lint-free absorbent cloth.

Window frames are also wiped dry.
External Areas Around Entrances

External areas adjacent to communal entrances are litter picked, with all litter (including papers, junk mail and leaflets), refuse and fouling removed from all areas. All litter and fouling is placed into refuse sacks, sealed and removed from site. Dangerous items and sharps are disposed of in accordance with relevant Health and Safety regulations.

Any residue or staining left by litter, deposits, leaves or fouling is removed with an approved anti-bacterial solution.

Porch and entrance doors are cleaned, and any dumped items, litter, debris or waste material is removed and disposed of off-site.

Cobwebs are removed at whatever height from ceilings, corners, light fittings, ledges, skirting boards and the like, both internally and at external door entrances. This includes removing cobwebs from any part of the building, including entrances, exits and doors.
Detailed Cleaning Tasks
Graffiti Removal

Any graffiti is removed from entrances, exits, doors, communal floors, landings, hallways and external areas to all entrances without damaging or degrading the surfaces.

Materials, products and the contractor's work methods are subject to our written approval.
Litter Picking

This relates to small amounts of litter and not larger fly-tipping.

All litter (including papers, junk mail and leaflets), refuse and fouling is picked from all areas, both internally and externally adjacent to communal entrances, regardless of the degree of difficulty. This is carried out in accordance with the Health and Safety at Work Act 1974 and its amendments, the Construction, Design and Management Regulations 1994, and all other relevant safety standards and acts in force at the time.

Free newspapers may be left until the subsequent visit in case residents want them.

All litter and fouling is placed into refuse sacks, sealed and removed from site as necessary. Dangerous items and sharps are disposed of in accordance with relevant Health and Safety regulations for handling and disposal of such items.

What Isn’t Included?
Tenants' Property

Contractors do not clear away or move tenants' property such as prams, toys and bikes. Tenants' personal items will not be moved.
Fly-Tipping

Litter picking relates to small amounts of litter only and does not cover larger fly-tipping.
Free Newspapers
-
Free newspapers may be left until the next visit in case residents want them.
