Conservation area in Lancaster
Section 69 of the Planning (Listed Buildings and Conservation Areas) Act 1990 imposes a duty on local planning authorities to designate any 'areas of special architectural or historic interest the character or appearance of which it is desirable to preserve or enhance' as conservation areas.
Conservation area appraisals are used to identify and assess the character of a conservation area. The more clearly that character or special interest is defined, the easier it is to manage change without damaging that interest. A clear and comprehensive appraisal of the character of a conservation area provides a sound basis for development management and for developing initiatives to improve the area.
There are some restricted development rights within a conservation area and planning permission may be required for certain developments, including demolition of most buildings. Trees are also protected within conservation areas.
